Do you owe for 3 or more mortgage payments due to a financial hardship caused by the pandemic? Do you have a permanent loss of income due to spouse or homeowner’s death from Covid or full disability caused by Covid? Mortgage assistance may be available. Find additional program information in FAQ and Resources (pending updates.) If you have submitted an application and have a foreclosure sale date, please contact us at haf@dca.ga.gov. Please note: Application volume is heavy. Contact your lender or a HUD Counselor if immediate assistance is needed.
About the Homeowner Assistance Fund
The State of Georgia received $354 million from the U.S. Treasury’s Homeowner Assistance Fund (HAF), established by the American Rescue Plan Act of 2021, to provide relief to homeowners who suffered financial hardship due to the coronavirus pandemic. The Georgia Department of Community Affairs administers Georgia’s program through the Georgia Mortgage Assistance Program.
Pandemic Assistance Offered
Assistance is up to $50,000 via a grant. Payments owed before July 1, 2019, or over $50,000, cannot be considered for assistance. For homeowners with mortgage payments over $50,000 or prior to July 1, 2019, a written workout arrangement approved by the lender for the difference, should the homeowner be approved for assistance, must be included with the application.
Types of Assistance
Mortgage Reinstatement: a one-time payment to the lender to catch up or reduce delinquent payments or payments currently in forbearance. Must owe three (3) or more mortgage payments to be considered for reinstatement assistance.
Principal Curtailment: a one-time payment to the lender to reduce the mortgage loan balance if the homeowner suffered a permanent loss of income caused by the pandemic.
Housing Related Expenses: a one-time payment to the vendor to bring or help bring the housing expense current.

Due or Delinquent Non-Escrowed Property Insurance
Delinquent Water, Gas, and Electric Utility Bills (Only in conjunction with mortgage assistance)
